The method

Every tool in this space summarizes your compset into an average or a percentile. One number per day. This instrument reads the Airbnb market as a signal: it separates the stable pricing floor from the amplitude above it and preserves the shape instead of flattening it.

The measurement is median based and scale invariant. A villa and a studio contribute the same way, so 3,000 to 5,000 listings fit in one estimation without bedroom filters deciding what you are allowed to see.

Where your neighbourhood's sample runs thin, the market curve stands in for those days. The exported curve is always complete and always says which source each month came from.

Stated limits, by construction

  • A compset never resolves finer than 50 listings. Individual neighbours cannot be isolated, by design.
  • A compset is never built from fewer than 300 listings. Below that the measurement is not stable.
  • The displayed radius is approximate. The listing count is exact.
  • Months with thin samples are flagged, never hidden. The export carries the flag.
